How it works, step by step

Free consultation and walkthrough
We come out, walk the home with you, and talk timing, goals and anything worth addressing before it goes live. No cost, no obligation.

Pricing strategy
A comparative market analysis built from recent sales in your immediate area. We walk you through what those homes sold for and why, then agree together on a list price and a bottom line.

Paperwork
Listing agreement, identification and seller disclosures. Signed digitally, usually about fifteen minutes.

We prepare the home for market
We book and pay for professional photography, typically twenty to twenty-five images. We install the sign, and we supply and place the lockbox. You do not source or buy anything.

We write and launch the listing
Listing copy written by us, loaded to MLS and Realtor.ca, syndicated to the major portals, and posted to our brokerage site and social channels.

We handle every showing
Requests come to us, not to you. We schedule, confirm, and chase the other agent afterward for feedback, then pass that feedback back to you so you always know how the market is responding.

One open house, hosted by us
We run it, we are there for it, and we report back on who came through and what they said.

Offers and negotiation
Every offer comes through us. We review the terms, verify the deposit and the buyer's financing position, and negotiate on your behalf.

Firm and close
We track every condition to its deadline, coordinate with your lawyer, and stay on the file right through to key handover.
