1Get your documents readyThe tenant with paperwork ready usually gets the place.

Good rentals go fast. Most landlords look for a monthly income of about 3 times the rent. Have these ready to send:

  • Photo ID for everyone 18 and older moving in
  • A job letter and your last 2 or 3 pay stubs (self-employed? your last 2 years of tax assessments)
  • A full credit report. Get yours here →
  • A landlord reference

We put it all together into one clean rental package that shows the landlord who you are.

2Tell us what you're looking forA few quick questions, and we can start.

When you want to move, your max budget, who's moving in, the areas you like, and if you need parking.

3Get new rentals sent to youNew listings from the MLS, the moment they come out.

We set you up with alerts straight from the MLS, the same system realtors use. You'll see plenty you won't find on Marketplace.

4Text us the ones you likeWe book the showing and take you through it.

See one you like? Just text us the address. We handle the rest.

5Prepare your offerWe prepare your offer to lease and negotiate for you.

Found the one? We send you the offer to lease to e-sign from your phone. Before your first offer, you'll also e-sign a short agreement with us. The law requires it. Then we send your offer and package to the landlord and negotiate for you.

6Accepted: pay your depositFirst and last month’s rent, usually within 24 hours.

Pay by bank draft or certified cheque.

Good to know: in Ontario, a landlord can only ask for last month's rent as a deposit, plus a refundable key deposit. No damage deposits.

7Sign the leaseWe go through the Ontario Standard Lease with you.

Ontario uses one standard lease for most rentals. You'll know exactly what you're signing before you sign.

8Move inInsurance, utilities and a walk-through.
  • Tenant insurance: most landlords need proof before you get the keys.
  • Utilities: if any are in your name, set them up to start on move-in day.
  • Move-in day: walk through and take photos of anything already damaged, so it's on record.
9FeesIn plain words.

Almost always, the landlord pays us, so working with us costs you nothing.
