We come out, walk through the home with you, and talk timing, goals and anything that needs attention before it goes live. No cost, no obligation.

Pricing strategy
We build a comparative market analysis from recent sales in your immediate area, walk you through what those homes actually sold for and why, and agree together on a list price and a bottom line.

Paperwork
Listing agreement, identification and seller disclosures. Signed digitally, usually about fifteen minutes.

YOUR PART
You get the home ready
Your photos, your lawn sign, your lockbox. You are not doing this blind: we send you a room-by-room shot list, the sign supplier we use, and the lockbox spec, so nothing gets missed and the listing still looks sharp.

We write and launch the listing
We write the listing copy, load it to MLS and Realtor.ca, and it syndicates out to the major search portals. Identical exposure to our other two plans.

YOUR PART
You coordinate showings
Showing requests come to you directly. You confirm the times that suit you and secure the home. Most sellers find this is the part that takes the real effort, so go in with your eyes open on it.

Offers and negotiation
Every offer comes through us. We review the terms, verify the deposit and the buyer's financing position, and negotiate on your behalf. This is the part that moves the number, and it does not change between plans.

Firm and close
We track every condition to its deadline, coordinate with your lawyer, and stay on the file right through to key handover.
