You cover a few upfront basics, the things that cost about $1,500 in total, and we handle the parts that actually move the price: pricing, the MLS listing and every negotiation from start to finish. Best suited to sellers who are comfortable being a little hands-on and would rather keep that money for their next move.
How it works, step by step
Free consultation and walkthrough
We come out, walk through the home with you, and talk timing, goals and anything worth addressing before it goes live. No cost, no obligation.
Pricing based on local, recent comparables
We pull recent sales in your immediate area, walk you through what those homes actually sold for and why, and agree together on a list price and a bottom line.
Paperwork
Listing agreement, identification and seller disclosures. Signed digitally, usually about fifteen minutes.
Staging consult, about $350
Our stager walks the home and gives you a room-by-room plan: what stays, what goes, what gets moved. You book and pay for the consult directly.
Standard photography, about $350
You book the photographer. We send you the one we use and a room-by-room shot list so the listing still looks sharp. Send us the photos when you get them.
Lockbox, about $35
Order a lockbox and put it on the door. We tell you exactly which one to get.
Admin fees, $795
Paid by you. This covers the brokerage's administration on the file.
Listing posted on all real estate boards (MLS)
We write the listing copy, load it to MLS and Realtor.ca, and it goes out to all the major search portals. Same exposure as Full Service.
A-Z negotiations
Every offer comes through us. We review the terms, verify the deposit and the buyer's financing, and negotiate on your behalf. Then we track every condition to its deadline and coordinate with your lawyer right through to key handover.
Video testimonial
Once you're sold, you agree to a short video testimonial to share on your personal platforms.
